How much do you charge in Fees?

If you would like Harvey & Ryall to market your property we are happy to announce that we do NOT charge any up front fees. We charge nothing at all until we find a tenant or group of tenants for your property. Please refer to the landlord service agreement provided at the appraisal. If you have any further questions regarding our packages/ fees please contact the office, a member of staff will be happy to assist.

How can I arrange an appraisal?

Harvey & Ryall are always looking to take on new properties. We would be more than happy to visit you at your property to give a full rental appraisal and discuss all services we offer. We can arrange this via our website contact us page or by calling the office on 01484 599 533

 

Next steps?

After the appraisal and you are happy with the type of services we have to offer we can then arrange to market your property on your behalf. We will need a service agreement completing with all details/ information about the property handed in at the office/ or emailed.

 

Will you calculate the amount of rent to charge?

A member of the team will assess the potential rental value in the current market depending on the condition of the property and recommend the type of tenants that would be most suitable for your Property.

Can I improve the chances of letting out my property?

We recommend the Property to be in good clean condition, decorated in light neutral tones, or eye catching interior. Good, quality floor is also a must. The property requires light fittings and smoke alarms which are in working condition. Harvey & Ryall will work with you to advertise your property to its best potential.

 

Will you carry out viewings on my property?

Tenants will arrange accompanied viewings with a member of the team by contacting the office via telephone, email or via our contact us page.

 

How will you market my property?

All our properties are marketed on our website. We also advertise properties on Rightmove. For our student properties, we also advertise on Rightmove, Student Pads and accommodation for students.

What is an inventory?

This is a document with a list of contents of the property including structure of the property with clear description of the schedule of the condition.

The inventory is a vital part of the check in process as the DPS refer back to this at the end of the tenancy to protect the landlord regarding repairs and obtaining monies back from the deposit for damages caused by the tenant.

 

What happens to the tenants deposit?

Harvey & Ryall will protect the deposit using an accredited scheme DPS (Deposit Protection Service). Unless the landlord states otherwise and uses an alternative scheme. Please discuss this with a member of staff if this is the case.

 

Who is responsible for the bills in the property in council tax?

Private Let – the tenants are responsible for all utility bills and council tax for the duration of their tenancy agreement. IF the property becomes un occupied then this is the only time that the LANDLORD would be responsible for these.

Student Let – Same as above unless the landlord or Harvey & Ryall have included a bills inclusive package within the rent, if so please discuss this with a member of staff and we can keep an eye on the tenant’s fair usage policy. Students are also exempt from paying council tax as they are in full time education.

 

 

I want to let my property out; do I need to inform my mortgage lender?

Yes, this is essential. You must obtain permission for your mortgage lender and inform the office of any special conditions that they have asked for.

 

Do I need an Energy Performance Certificate (EPC)?

Yes, this is essential. Harvey & Ryall can NOT advertise the property without having an EPC on file, this is by law as at 1st October 2008.

 

Do I have to provide furniture to my tenants, to be able to let the property?

Private Lets – No we would recommend to provide the property unfurnished, apart from any appliances in the kitchen for example oven/hob.

Student Lets – The properties required to be fully furnished. A member of staff will discuss the essentials with you during the appraisal if you are unsure.

 

How do I know if I am getting a good tenant?

Harvey & Ryall carry out competitive referencing on all our tenants for our private tenants inc obtaining copies of bank statements, wage slips etc. If requested we can also obtain a guarantor at the landlord’s discretion.

On behalf of the students we do NOT carry out referencing on them however we do obtain a guarantor and request a reference check on the guarantor also to protect the landlords rent.

 

What happens about insurance when I let out a property?

We would recommend all landlords to take out relevant landlord’s insurance for any contents, such as furniture and white goods you may have provided in the property. It is the tenant’s responsibility to ensure their belongings. You should also have dedicated landlords building/contents insurance as your standard home insurance policy may not cover you while the property is rented.

 

Do I need to pay tax when I am a landlord?

All landlords could be liable to pay tax on their rental income whether UK based or overseas. Please visit the Inland Revenue’s website for further details.
